Can LVP be installed in an unheated Ottawa cottage?

Great question, and it's one that comes up often for Ottawa-area cottage owners. LVP can be installed in an unheated cottage, but it requires careful product selection — standard LVP is not designed for the extreme temperature swings that an unheated Ontario cottage experiences.

The core problem is thermal expansion and contraction. Most LVP products are engineered to perform within a temperature range of roughly 15°C to 27°C (60°F to 80°F). An unheated Ottawa-area cottage can drop well below -20°C in January and climb above 35°C in summer. That's a swing of 55°C or more — far beyond what standard LVP click-lock joints can handle without gapping, buckling, or joint failure.

Not all LVP is created equal for this application. If you're set on LVP, look specifically for products rated for "extreme temperature" or "unheated space" use, and check the manufacturer's published temperature tolerance range before purchasing. Some rigid core SPC (Stone Plastic Composite) products have better dimensional stability than WPC (Wood Plastic Composite) or standard vinyl core, but even SPC has limits. The manufacturer's warranty will almost certainly be void if the floor experiences temperatures outside their specified range.

Glue-down LVP performs better than floating in temperature-extreme environments. A floating floor has more freedom to move as a whole sheet, which can cause edge lifting and joint separation. A full-spread glue-down installation restricts that movement — though the adhesive itself also needs to be rated for the temperature range you'll experience.

In the Ottawa cottage market, ceramic or porcelain tile is often the most durable choice for unheated seasonal spaces, as it handles freeze-thaw cycles well when properly installed over a stable subfloor. Sheet vinyl glued directly to the subfloor is another cost-effective option that handles temperature variation better than floating LVP.
