How do you know if moisture under vinyl is mold risk?

Moisture under vinyl flooring is a serious concern, and the warning signs are usually detectable before mold becomes a major problem — but you need to act quickly once you spot them.

The most telling signs are sensory ones you can detect without lifting the floor. A musty or earthy smell that persists even after cleaning is often the first indicator that moisture is trapped beneath the vinyl and biological growth has begun. Soft or spongy spots when you walk across the floor suggest the subfloor has absorbed moisture and begun to deteriorate — this is a red flag that conditions are already favorable for mold.

Visible clues on the surface include bubbling, lifting edges, or discoloration. When vinyl loses adhesion in patches or the seams begin to separate, moisture vapor is almost certainly pushing up from below. Dark staining visible through semi-transparent vinyl or around the perimeter of the room can also indicate moisture migration. In sheet vinyl especially, you may see a brownish or grayish discoloration pattern that follows the subfloor panel seams underneath.

The only way to know for certain is to lift a section and inspect directly. A licensed contractor will check the subfloor for dark staining, black or green growth, soft/crumbling OSB or plywood, and will use a moisture meter to take readings. In a healthy installation, subfloor moisture content should generally be below 12–14% for wood-based subfloors. Concrete slabs are tested differently using calcium chloride tests or relative humidity probes, which measure vapor emission rates.

Ottawa-specific context matters here. Ottawa's climate — cold winters with significant temperature swings — creates condensation risk in basements and on-grade slabs, especially during spring thaw. Homes with older concrete slabs or inadequate vapour barriers are particularly vulnerable. If your vinyl is installed below grade (basement) or on a slab, moisture risk is inherently higher year-round.

If you suspect a problem, don't wait. Mold under flooring can spread to the subfloor, joists, and wall cavities relatively quickly once conditions are right. The remediation cost grows significantly the longer it's left.
